The location was perfect, opposite the mall and in the centre of Niman. I loved it. There was a great energy there with pop up markets and nice bars nearby. The room was a great size and so clean. I loved the sauna and steam room. I went in the evening and it was so quiet and just me. There is a mixed steam room and also only woman’s one. Breakfast was varied and tasty. Staff were very friendly and accommodating. The pool water was very cold and under shade.

The place we stay every time visiting Chiang Mai. Location, room, facilities, and breakfast are superb. Staff are very friendly and helpful, providing us with room upgrade for this stay. It is the first time we stay in the room facing the front of the building. Sound from live music performance leaked into our room at night.

It’s very noisy at night. I even asked to be moved to a room that’s at a higher floor but still could hear the scooters and cars driving by at night. There was even a concert right outside of the hotel that went on past midnight. If you are a light sleeper or sleeps early I would not recommend this place. Other than the noise everything else was great tho!

The staff was super friendly and helpful. The breakfast buffet was nice and the room was clean and spacious. The bathroom bidet system had issues time to time.

The toilet was broken when we first arrived, but it got fixed immediately. The facilities are a bit outdated.

1. awesome room with a nice mountain view 2. has a balcony 3. plenty of hot water on demand 4. good wi-fi 5. decent breakfast 6. has a kichen/utensils/plates/washer/dryer 7. a small japanese style like shopping street area directly next to the hotel 8. at the beginning of nimman street (the streets which is south of the hotel has plenty of restaurants and etc) 9. maya the shopping mall is directly across the street (north of the hotel) 10. decent underground parking lot, small, but serviceable. just don't use big SUVs.... 1. not the easiest to get in and out with the car 2. had a 1 bedroom suite, even through it has great view and the bath tub is next to the window which lets you see the mountains and the toilet is facing the same window, the entire bathroom is directly part of the bedroom, without any doors or partition. as a result, any funny smell is easily transferred to the rest of the bedroom.....

location very excellent near Maya Mall. very clean and staff very polite and helpful. it is in the heart of lively area; many coffee shops and restaurants and street food . variety of breakfast can have a little improvement. but it is good compared to the price.

Best penthouse in Chiang Mai we stayed in! Two floors with a spiral ladder between them, lots of space, superlarge windows with a view to the city and Maya shopping center with fountains (right across the street, useful). Reception staff speaks decent English (was very important!) Japanese toilets with seat heating and so on. Part of the lounge room has a glass wall for entrance, making it feel like part of nature visually. Thoroughly enjoyed our stay! Everything was enjoyable
